Dalmar Motors London Audi

The new London Audi terminal is a premium setting that embodies the sophisticated design process behind each of its vehicles. Audi has a clear understanding of how architecture can underline their claim to leadership as a progressive, premium manufacturer. Though influenced by local context, each new Audi terminal is characterized by six corporate lead identity-establishing features including: façade, entrance, showroom concept, Audi curve, signage and exterior design. Each of these elements is designed to create a consistent identity that is unmistakably brand “Audi”.

 Dark Horse Estate Winery Inc

 Dark Horse Estate Winery is located in the heart of Huron County. Situated within an 85-acre picturesque landscape, the 30,000-sq. ft. facility is more than just a winery. The complex building has three sectors; assembly (approx. 13,100 sq. ft.) retail (approx 5200 sq. ft.) and manufacturing (approx. 11,500 sq. ft.) all within a cohesive space.

A grand arched stone entrance welcomes guests into the winery complimented by the rich and earthy material palette highlighted throughout the building. Reclaimed timber columns, rustic masonry, exposed wood, polished concrete floors and  ground to ceiling glass harmonize the rural backdrop with the building’s timeless décor.

Goodlife Fitness Headquarters & Fit4Less Centre
Nominated by : Magil Construction Ontario Inc.



London-founded Goodlife Fitness moved their national headquarters to their new two-storey, 60,000 square foot building, on Proudfoot Lane, just off Oxford St. West.


This complex building façade constructed of aluminum framing and glazing, composite aluminum panels and masonry accents accommodates up to 500 employees and includes an outdoor common area, extensive natural light, and a new Fit4Less Centre – a new low-cost fitness gym concept the chain launched recently.

 Canada 150 Pavillion at Harris Park
 Nominated by Matter Architectural Studio Inc.



Designed to align with the contemporary "Back to the River" proposals, the Canada 150 Pavilion was developed as the main symbol of the London 150 celebration. One that embraces the complexity of form making along with striking material / colour selection to create a new icon. In addition, it will be designed to reflect both the heritage of the area and the overarching Canada 150th theme of “Strong. Proud. Free”.

 London Hunt and Country Club, Renovations and Additions
 Nominated by: Southside Group



The recent major additions and renovations of the clubhouse aligns with recommendations included in a master plan developed by architects Tillmann Ruth Robinson in 2010, coupled with a membership survey which outlined next steps in theneeded facility improvements and services for the London Hunt and Country Club.

The renovations and additions are complex and extensive. Over 20,000 GSF of existing 1960’s era space have been transformed including dining areas, two kitchens, locker rooms and fitness spaces. Additions at the north and south ends of the clubhouse add a new pro shop, expanded main kitchen, cart storage, banquet dining room and a large outdoor terrace with a natural wood burning fireplace.

The original building was constructed in 1960 (a project originally conceived by architect Peter F. Tillmann). Later renovations and an addition occurred in 1989 (architects Tillmann Ruth Mocellin). The clubhouse has a distinctive and graceful Georgian architectural style and is placed above the ninth hole with sweeping views of the Thames River to the south. The intervention of addition and renovation respects the original intent of the building while at the same time inserting some contemporary architectural moves that blend in seemlessly. The overall project blends naturally with the lush green setting and topography. Special attention was given to maintaining the views to the course as well as finding exterior materials that matched closely to the original finishes. Functionally a number of areas were either expanded or relocated. The two kitchens within the clubhouse were expanded and completely re-built. The existing Men’s Locker area gave way to a new casual dining room. The Women’s Locker area was relocated to the lowest level with the Men’s Locker area where convenient access to the new Fitness and Aerobic rooms is provided.

 London Normal School/YMCA Offices
Nominated by: Vanderwestern and Rutherford Associates Inc.

This project was designed to reuse the former London Normal School while maintaing the heritage features of the iconic building. This included bringing the site up to building code for tenancy and making it available for use by the YMCA. The formal Normal School and “Village Green” are important landmarks in the Old South London community. The building was constructed between 1898 and 1900. The property was the location of the third Normal School (Teacher’s College) in the Province after Toronto and Ottawa, and served that purpose until 1958. Between 1958 and 1963, the building was occupied as a Junior High School, and then as the Education Centre offices for the London Board of Education until 1984. In 1985, it became the headquarters of the London and Middlesex County Roman Catholic Separate School Board, who remained there until 2004. The building has been vacant since that time.

The site is now home to a state-of-the-art YMCA child care facility, learning spaces, camp programs and administration space.

 Masonville Place Renovations
 Nominated by: EllisDon Corporation

Cadillac Fairview’s Masonville Place, located in London, is Southwestern Ontario’s leading fashion destination. Following the recent revitalization project, the shopping center has attracted premium retails and enhanced visitors’ shopping experience through improved accessibility, updated interior finishes and lavish landscaping.

The project consisted of utilizing the space from former anchor tenant, Sears, and modifying it into a multi-tenant extension of the mall complex. This required demolition of the existing Sears fit-up, including removal of extensive multi-level merchandise racking, elevators, a double escalator, and all existing mechanical, electrical and fire protection systems. One completed, the mall had an added 19 new tenant units, and 27,000 SF of new mall corridor tying into another project to replace tile and guardrails throughout the entire shopping centre. The project also contained installation of 5 new elevators and 2 sets of double escalators and featured high end finishes such as Italian tile and a central ellipse design feature at the new escalators creating a beautiful unique space.

Nixon Medical Centre
 Nominated by: michael + clark construction



  The 22,000 sq.ft new construction consisted of a three (3) storey, steel framed structure built on an acre and a half of prime land in a densely populated area. The site provided one hundred and nine (109) parking spaces. Interlocking retaining walls provide an architectural finish for significant grade differentials to adjacent properties, and a decorative wood fence and extensive landscaping complete the site works.

The elevations are comprised of a complex mixture of natural rough cut stone, smooth limestone, composite aluminum panels, EIFS and curtain wall. Complex mechanical systems provide control and comfort to various suites within the facility. Interior fit up included medical office and clinical examinations rooms as well as a walk in clinic.

Completed under separate contracts, michael + clark construction completed the following specialty tenant suites in the building. These fit-ups totaled an additional $400,000 in construction work: (1)Testing laboratory, (2) X-Ray and Ultrasound clinic and (3) Pharmasave Pharmacy.

Pillar Non-Profit Network, Innovation Works
Nominated by: Norlon Builders



Pillar Nonprofit Network supports London’s non-profit organizations in fulfilling their missions, and facilitates the cross-sector connections that enable meaningful community impact. With a shared vision of how innovative space can help foster social enterprise, social innovation and cross-sector collaboration, we worked with Pillar to develop a project that reflects their dynamic and diverse new thinkers. A generous choice of environments ensures that the need to do things differently meets the means to do it. Desk space, meeting space and shared offices provide areas to focus. Open, collaborative and comfortable spaces support the impromptu conversations across agencies that create and grow great ideas. Dynamic and sunlit, fully accessible and inclusive, Innovation Works is ready to connect.

Transforming this century old building into a modern work environment demanded careful coordination and multiple phases of construction. Funding requirements and stakeholder needs drove project phasing and schedules. The first phase involved making the building accessible. A barrier-free ramp and entrance was added and new universal washrooms were created. Subsequent phases involved addressing building code and life-safety issues while incrementally providing new collaboration and work environments for incoming tenants. Working collaborative and seamlessly with Norlon and Pillar Non-Profit we were able to transform 201 King Street into an environment that celebrates its history and attracts tenants inspired by social change. Innovation Works will be a model for historical rejuvenation and downtown revitalization for future projects in London.

Fanshawe College, Canadian Centre for Product Validation
 Nominated by: D. Grant Construction Limited



The Canadian Centre for Product Validation (CCPV), a subsidiary of Fanshawe College, is the first test facility of its kind in Canada. The initial phase of a three-phase project, the new for-profit Centre will increase Canada’s capacity to undertake national research. The design solution expresses the energy and optimism of this unique facility that will broaden our innovation capacity, and further establish London as an entrepreneurial and innovation hub with Fanshawe College at its centre. Beginning with testing and validation services primarily for Southern Ontario, the CCPV expands its outreach activities more broadly across Ontario and Canada, with an eye to long-term potential for internationally-based clients.

The CCPV facility, which opened for business in May 2016 only 16 months after the team was selected, is a 25,607 square foot building comprised of a two-storey Office Space totaling approximately 13,000 square feet and a single-storey, industrial high-bay Research Flex Space of approximately 12,607 square feet. The Centre offers comprehensive product validation with access to Acoustic, EMC, Solar and Thermal Chambers for thermal, mechanical, electrical, and environmental testing.

 Dancor Construction Limited




With construction beginning in June 2017 until November 2017, Dancor and Ryder partnered together to construct this one storey, 30,310 square foot cross dock facility for their new London headquarters. Home to a 20,400 square foot warehouse with 28 dock doors and 1 drive in door, the building also offers 9,900 square feet of office space. Featured in the custom truck parking lot are 2 swing arm gates complete with a metal shelter housing a pneumatic tube which delivers paperwork directly from the gate to the dispatch office.

Also featured is R24 white and black contrasting architectural precast, exterior architectural stone details and R30 white, heat reflecting TPO roof allow this building to be very unique. The office features an abundance of natural light through tinted vision glass and a perfectly design layout. The 700,000 square foot lot boasts 156 car parking stalls, 132 tractor parking stalls and 267 trailer parking stalls along side the building. Completed with no on site catch basins, this site relies completely on overland flow into a storm water management pond to the South.



Environmental Achievement

Project Award of Distinction 
 Cowbell Commercial Development
 Nominated by: Allan Avis Architects

The Cowbell Brewing Company building is located in Huron County, an area rich with bank barn structures that have dotted the family farm landscape for more than 150 years. This traditional bank barn structure served as the design inspiration for the project, in a variety of ways. This new building, located on a former family farm property, represents an  "interpretation" of the traditional bank barn, however, houses many contemporary elements and state of the art equipment. This barn is home to a brewery, restaurant, bar and retail space. The German bookend style of barn recreates the organic growth that a typical family farm may have experienced throughout decades of operation. Elements that contribute to this sense of organic growth include, the silo, which is designed to host a future distillery, a lean-to roof addition, accommodating a second floor conference room, and a milking parlour, housing the brewery "cellar" and packaging hall.


Aside from its sheer size, one of the building’s most impressive characteristics is its timber-framed structure,visible throughout the interior. Special care and attention were taken in detailing and execution, to celebrate this trade's time-honoured tradition. A host of trades, infilling the spaces with the necessary infrastructure and decoration, took equal care installing their exposed systems, resulting in appealing and interesting visuals and an underlying theme of authenticity of building materials and components.

Hanwha Hanstone Manufacturing Plant Expansion
Nominated by: Magil Construction Ontario Inc.



Just seven years ago we completed Hanwha's 210,000 square foot manufacturing plant and corporate offices in London. When they needed additional manufacturing space they once again chose Magil Construction
Ontario as their trusted Design-Builder.
• This 59,000 addition wasn't just a bump out, it required reworking an existing portion of Hanwha's warehouse to be converted into a new molding and polishing line with the addition of new environmental and hazardous rooms associated with the new production line.
• Along with the refurbishment, an expansion was also required for this new production program.
• The warehouse's joists needed to be reinforced due to low to high roof of the new addition to accommodate snow loads. Excavation of 75% of this existing warehouse began the project. The existing area floor slab was
removed for new pits and machine bases.
• Magil then self-performed all the new concrete for new equipment pits and trenches.

Sodecia - GTAC
 Nominated by: Endri Poletti Architect Inc.



Previously vacant land situated within the innovation park industrial area is the

location of the first building commission for Sodecia - GTAC. On this site, the building is

ideally situated to be visible when entering the city via Veterans Memorial Parkway

from the 401. The local design team was keen to ensure this building would be a

distinguished feature in the gateway to the city.


The section of the building facing Veterans Memorial Parkway houses the offices and visitor areas. This facade conveys a distinct and dramatic form with clean lines using smooth, durable materials. Stone products were selected for the wall cladding for their natural elements with environmental sustainability in mind. Large expanses of glass were incorporated to allow as much natural light as possible into the working areas for the well-being of its occupants.


Just inside the main entrance of the GTAC building, users are welcomed by a double storey atrium which includes full height and clerestory glazing. A two-storey biofilter living wall filters the return air for the facility to ensure naturally clean air.



Industrial Under $5 million

 London Hospital Linen Service
Bronnenco Construction Ltd.



Bronnenco Construction Ltd. was awarded the contract for the construction of the 6,900sf penthouse rooftop addition at the London Hospital Linen Service’s (LHLS) facility in London Ontario. The addition was constructed to house 20 industrial size dryers to accommodate LHLS’ expansion.

To accommodate the loads associated with the new rooftop penthouse, significant structural work in the interior of the existing building was required prior to commencing the construction of the addition.

Nineteen (19) interior structural steel columns spanning from ground level to the underside of the 2nd floor roof, extensive reinforcing of the existing open web steel joists and new cross member beams were installed to pick up the new roof top loads.

The new 25’ – 0” high Penthouse walls were constructed with structural steel with an insulated metal siding cladding and the roof comprised of open web steel joist, metal deck and a TPO roof.

The London Hospital Linen Penthouse Addition won the Ontario General Contractors
Association award for Group 1 Industrial.



Industrial Under $5 million

 London Free Press - Building 32
 Nominated by: Dancor Construction Limited




Constructed in only 4 months under a very tight schedule, Dancor and London Free Press - Post Media partnered together to retain this 26,000 square foot business unit.


Conveniently located, this industrial building offers a unique space to the tenant with sizeable windows and 28' clear heights presenting a modern alternative to the average industrial and warehouse space.


The building is comprised of R24 white architectural precast, a R30 white, heat reflecting TPO roof, LED lighting, large office style windows and ample parking. Also included is 7 additional 14' x 14' openings currently enclosed by curtain wall systems which can be easily converted to accommodate any future needs that may not be fulfilled by the existing 5 drive in doors.


Traditionally, Dancor tries to maintain the natural landscape of the lands we develop. With this, Dancor exceeded the City's minimum requirements for landscaping, providing an extensive amount which is reflected on all of our projects.

Western University Interdisciplinary Research Building
 Nominated by: EllisDon



Western University Interdisciplinary Research Building (WUIRB) is a new campus facility that represents leading-edge research where researchers across varied disciplines have an environment conductive to confronting the biggest questions
facing society. The building brings together faculty, staff, and students from across the campus to consolidate two major groups – the Research Cluster for Cognitive Neuroscience and the Rotman Institute of Philosophy.

The interior finishes were meticulously designed to incorporate an array of different tile choices, carpets, architectural block work and rustic looking polished concrete floor, all accented with complementary paint colour choices.

The building envelope was also carefully designed to tie in the exterior of the surrounding campus facilities such as the curtainwall at Robarts Research Building, the limestone on the science buildings and the architectural precast on and
around the University hospital.

Western University, FIMS and Nursing Building
Nominated by: Norlon Builders



“Be Extraordinary” describes Western University’s aspiration for on-going transformation and growth. It is an ambitious vision that reflects a campus celebrated for its global reputation and competitive drive in recruiting the best students, faculty, and research candidates. The new FIMS and Nursing Building is the home for the relocated Arthur Labatt Family School of Nursing and Faculty of Information and Media Studies. The site is a highly visible location for the celebration of the Western “brand,” and the physical representation of the University’s life/learning experience. Provided here are the interdisciplinary, interactive, and hands-on spaces that support a stronger international presence in learning and research-intensive universities. In pursuit of this, the New FIMS and Nursing Building offer a range of environments; flexible instructional spaces, clinical training and computer laboratories, media studies studios, library resource facilities, faculty/staff offices, research/scholarship spaces, and student spaces.

Bethel Pentecostal Church
Nominated by: Grassmere Construction Ltd.



This was a Turn-Key Design-Build project that encompassed the development of a 5 acre parcel of land that was diagonally bisected by an existing natural watercourse, as well as the design and construction of a new church facility of approximately 12,000 sf. Grassmere was selected as the successful Design - Build contractor after a multi-phase selection process.


During the site development process, Grassmere recommended maintaining the existing natural water course and situation the building diagonally on the rear portion of the site, in order to disturb the existing natural features and topography as little as possible.


Grassmere had originally proposed a "hybrid" solution that included a pre-engineered metal building as well as areas of conventional construction, but as the design evolved, Grassmere came up with a total pre-engineered building systems solution consisting of Six (6) interconnecting units and a combination of metal wall cladding systems.

Central Library Revitalization London Public Library
 Nominated by: Bronnenco Construction Ltd.



Bronnenco Construction Ltd. was awarded the Construction Management contract for the revitalization of the existing Library in downtown London, Ontario.

With an attendance of over 1,000,000 visitors per year, the Central Library is a popular destination for people from across the City and the highly used destination is in need of revitalization.



Institutional Under $20 million

St. John Catholic Elementary French Immersion School
Nominated by: Norlon Builders



St. John Catholic Elementary French Immersion School and Child Care Centre is located in a newly developed neighbourhood in the northwest area of London. The school accommodates 504 full time students from Kindergarten to Grade 8.


All common and primary classroom spaces are located on the Ground Floor of the school, including the Gymnasium, the Learning Commons and the Administration
Area, which are organized around a double height entry/atrium space.


The Learning Commons is designed to be able to open into the Atrium enabling the two spaces to be joined to accommodate larger functions as required by the school. All Classrooms have been located along an exterior façade to allow natural light into all learning spaces, and all Kindergarten Classrooms are located directly adjacent to the designated exterior Play Area on the Ground Floor. The Child Care Centre accommodates 62 children and incorporates an Infant Area, a Toddler Area, a Preschool Area and support space. The School and Child Care Centre function independently; however internal access is provided between the two functions.

The building has been designed with a particular focus on maintenance and durability, as well as the
ability to allow for future expansion with minimal disruption to the building in the future.




Project  Award of  Distinction 
  Diagnostics Biochem of Canada Inc. (DBC)
 Nominated by: MCI Design - Build Corporation

Diagnostics Biochem Canada Inc. (DBC), a global leader in the production of non-isotopic test kits required additional space to increase production and modernize their office headquarters. DBC engaged MCI Design-Build Corporation (MCI) to transform an aged and abandoned commercial warehouse, into a newly converted 35,000 sq. ft. state-of-theart
multi-functional facility, approximately four times larger than their previous facility.

The complex redesign of the building required an array of areas for different disciplines within the floor plan. The four main uses include warehousing (approx 11,000sq. ft), shipping and receiving (approx 4800 sq. ft.), corporate office (approx 6700 sq. ft.) and laboratory (approx 11,000sq. ft). The laboratory incorporates quarters for production, and research and development and has its own offices, washroom facilities, equipment and locker room.
